Self-Directed IRAs: Determine a Real Estate Investment Strategy

by Self Directed IRA Advisor

Self-directed IRA accounts, also known as checkbook IRA accounts, provide many options for investors. If you want to maximize your retirement account returns, investing in real estate is one of the best ways to go about it.

Real estate investing is a very diversified field, which can stymie some investors when it comes to determining how to invest their money. It needn’t be at all, however. Asking yourself a few questions will help you to quickly put together a real estate investment strategy for your self-directed IRA account funds.

3 Questions to That Help Formulate a Real Investment Strategy

What type of investor am I? Are you a risk taker, very conservative, somewhere in the middle? Before tapping your self-direct IRA funds to invest in real estate, you need to know what your risk compass is. This will guide you in selecting which type of real estate investment you want to make.

Is retirement looming, or in the distance? This question is designed to highlight which options you can safely take advantage of with your self-directed IRA account funds. Like any other type of investment, some real estate options are riskier than others. The closer retirement is, the less time you have to recover from mistakes. So, you may want to consider safer options like buying and holding property (eg, for rental income).

Retirement Income Needs: Most focus on the big number when they think about their self-directed IRA accounts. Eg, how much do I have/want to have in there? It’s important to break this down into monthly amounts. You should run projects for 20, 25 and 30 years. As in, will how much do I have to have in my account to sustain an income of $5,000/month over 20, 25 or 30 years (maybe even more).

Of course, there are quite a few more questions you need to ask yourself, but the answers to these three questions will help you to begin to formulate an investment strategy that works for you.

Improve Your Observation Skills To Learn How To Draw Better

When somebody says they can’t draw… Is it true?

In reality, most people draw each and every day.

Drawing is like writing. The function of each is to communicate ideas and information. Both drawing and writing is nothing more than the process of making marks onto a surface like paper.

“If you are capable of writing… you are equally capable of drawing”

Writing a message uses the same skills as drawing.

When you are writing you don’t have to think about what you are doing…

* You are forming lines

* You are drawing circles

* You are creating curves

Writing comes naturally to you. Because you were taught to write at school the skills of writing become instinctive.

When you are drawing you use the same skills as when you are writing…

* You can use a series of lines to draw a house

* You use a combination of curves to draw a face

There is nothing to stop you learning to draw. You can learn to draw if you take time and effort to improve your drawing skills.

Take a challenge… Pick up a pen or pencil and draw a cat or a dog. Don’t worry if the result is disappointing. The resulting drawing could look like quite different from a cat or dog.

Because you already think that you can’t draw there is no surprise.

However, it could surprise you to learn that many artists would struggle to get an exact likeness.

The real challenge when you draw is to sharpen your observation skills.

As you look more closely at the cat and dog you will see more. Take a close look at the head…

* See the shape of the head

* See how the ears are placed on top

* See the eyes

* Look at the nose

In seconds you discover a better understanding. The picture in your mind will be strong and crystal clear…

“Now, you will see a sudden improvement when you draw the next dog or cat picture”

Safe Travel Guide : Preparation Tips For An Enjoyable Vacation

There is nothing worse than having problems occur when you are on vacation, especially in a foreign land where many things are unfamiliar. Travel can be expensive enough as it is without expensive mistakes which could be avoided, resulting in a dislike for your chosen location and its people. Some people are affected so badly they will not leave the resort they are staying in which is not the way to spend a vacation. Your common sense is still the most trusted method of traveling safely so whether you are just walking down a street or dining out, if you feel a situation does not feel right then act accordingly.

No matter what the situation is, trust what your instincts tell you as they are very rarely wrong. Always be careful about traveling with all your documents and money if you are just going to town to see the sights or have a meal. Consider just what you require for your trip out and take that, placing everything else that is of importance in your room or hotel safe. There is nothing worse than having to cancel credit cards on vacation so to protect your assets further when you are out and about, hide them and the cash in different areas about your person in small amounts; that way a possible thief would not get much.

Unfortunately, the convenience of having two credit cards on the same account in your own country can be a problem in a foreign land so another travel safely tip is to use two completely separate accounts; this provides a back-up should one be lost or stolen. For some time now, thieves have been perfecting the art of snatching handbags and cameras on straps over the shoulder; but by placing the strap over the head and laying it across the chest, this is much harder to do without cutting the strap. Try to be aware of where you are when you stroll around and don’t make an easy target for the snatch thieves on the back of bikes. We have all read about the different scams that people have fallen for and the truth is people continue to fall for them because the scammers are professionals and they’re good at it.

The problem is we all think we’re smarter than the scammers, robbers and pick pockets but the sad reality is that these people do it for a living and it’s how many of them feed themselves and their families. One way to help reduce the chances of things being stolen is by using a back pack with a padlock, this makes it more difficult to get into and therefore acts as a deterrent. To prevent keys being lost or stolen try attaching them to a climber’s D-shackle that you can place on your belt or pack of some sort, this should help stop anyone trying to snatch them quickly from you. Both men and women lose their wallets and purses because men have wallets in their back pockets and women have their open handbags; so the easiest thing is for men to change the place they keep their wallet and for women to make sure their handbag is closed properly.

Generally speaking there is no reason why you shouldn’t have a great vacation if you just remember to travel safely, listen to your instincts and act using your common sense.

Wrinkles - Laugh Lines Are No Laughing Matter

May 25, 2008 · Filed Under Health and Fitness · Comment
by Amanda Beaty

It is no secret that having smooth skin is considered to be very sexy, so despite their name, having laugh lines is no laughing matter. When you smile and laugh the small wrinkles that appear on the outside corners of your eyes tend to deepen and become more noticeable over time. Keeping these lines and other signs of aging at bay is no easy task, unless, of course, you are able to maintain an ideal weight, keep to the shade, avoid any and all pollution and never laugh. But don’t despair; as with all appearances of aging, there are lots of small easy steps you can take throughout your life to minimize the problem.

The lines that appear on the face, neck, and other exposed areas tend to be the most concerning. However, wrinkles show up all over the body and the annual arrival of summer and the unavoidable excursion to buy a new swimsuit seem to throw a spotlight on our hidden flaws. To help your skin look its best two simple suggestions that anyone can follow are: avoid yo-yo dieting and always apply sunscreen.

As we get older, skin does not remain as elastic as when we were young. The entire structure under our skin begins to deteriorate. After being stretched out after laughing or frowning, it doesn’t bounce back like it used to. That doesn’t mean that there is nothing that can be done about wrinkles.

Again it is plain clear that people who spend several hours under the sun without adequate skin protection, and those who smoke and thus neglect their health have to suffer from early signs of aging like abundant wrinkles on their faces. Same is true for people who didn’t observe healthy dieting habits, experienced frequent weight gain and weight loss, and didn’t care for their skin health.

Keeping your skin well-nourished is one of the basic rules of skin care. Following a diet that meets or exceeds the daily requirements of vitamins and minerals is essential. Dermatological tests have proven that without sufficient intake of Vitamin C and linoleic acid (an omega-6 fatty acid commonly found in flower oils) skin is more likely to age quickly and atrophy, resulting in abundant wrinkles. Also, a diet that is heavy in carbohydrates and fats can have a similar effect on the skin’s appearance.

Sweat, oils, and pollution can clog pores and stress the skin. Using the wrong cleanser could do more harm than good as some soap can dry out the skin causing it to feel rough and others contain harsh ingredients that can cause irreparable damage. Just because a product is endorsed by a celebrity, promises the fountain of youth, or has an attractive name does not guarantee that it will prevent or remove wrinkles.

Be sure to check the list of ingredients before you put anything on your skin, especially your face. If you know you are allergic to any of the ingredients don’t use the product and if you see a list of long, complicated, confusing names do a little research to make sure that you are not trading wrinkles for cancer. Presently, the trend is toward natural and organic products, which tend to have a more gentle touch, and many companies are offering new, mild skin care possibilities.

You might not realize that the best way to fight wrinkles is to just use common sense. Even if you have bad skin or fair skin that burns in the sun, spending time reading the ingredient list on the products you use or wearing a wide brim hat when out in the sun will help greatly in reducing the appearance of wrinkles and keep you looking good.

The Main Cause of Female Hair Loss in Women

May 25, 2008 · Filed Under Health and Fitness · Comment
by Bob Atkins

Hair loss in women can be a daunting time. This can lower self esteem and create problems regarding depression and anxiety. So, what causes hair loss in women? What causes hair loss are a great many things which we sometimes take for granted in our everyday lives.

The outside factors that may be the cause of female hair loss can be an illness, medications, childbirth, trauma of surgery and some other diseases. Exposure to some chemicals and elements may also contribute as a cause of female hair loss but these are rare cases and can almost always be diagnosed immediately.

People naturally shed hair everyday of our lives. Our hair has a growth cycle of around two to six years wherein a strand may grow continuously and eventually fall out at the end of the cycle after a short resting period. The natural cause of female hair loss is this ending of the cycle where the strands fall out. The follicles will then grow another strand of hair and the cycle continues. The growth cycle for each strand is different which is why we always have falling hair everyday of our lives.

What causes hair loss for some women can also be their hairstyle and hair care products. The pony tail hairstyle is one of the most common reasons for hair loss in women. The tight pressure on the hair follicles can irritate them and make them weak. This weakness makes some hair strands fall out and grow slowly. Hair care products and treatments might also be what cause hair loss because they can contain chemicals that can irritate the scalp resulting in a rash that can lead to hair loss.

Childbirth is one of what causes hair loss in many women. When a woman gets pregnant, her hormones accommodate the baby and secrete more in order to meet the needs of both mother and unborn child. This influx of hormones is what gives expectant mothers their healthy glow and beautiful hair. When childbirth comes, there is no need to saturate the mother with hormones so the body reduces its production. This is what causes hair loss in women who have just given birth.

As you can see, any one of the above can be blamed to the cause of female hair loss. They are easy to spot as they are noticeable factors. Other causes not mentioned here are often the result of outside factors or diseases.

Can Your Really Train Your Dog Using a DVD?

May 25, 2008 · Filed Under Pets · Comment
by Rosana Hart

Is it possible to train your dog from a DVD? Can you begin with a young puppy with sharp teeth and wild energy yet somehow end up with a well-trained member of your family? Or if you have an older dog in need of some training, can you teach it all the basic things you want it to learn: sit, stay, come, and so on?

The answer? Perhaps.

It actually depends on you rather than on your pet. You can easily get a very good dog training DVD, and dogs and puppies are inherently trainable. So the question is: what about you? Can you make the time to get your dog trained? If you want to do it, you can find a DVD that is a tremendous tool to help you, even better than a book in many ways.

You can do it this way: select at least a couple of times a day that you will do a short dog training session. It might be immediately before you feed your pet breakfast and dinner, or at any other times that suit you. Three to five times is even better than two. Dogs learn best and have more fun in short training sessions than in long ones.

If you like to make plans and carry them out, then you are a natural for training your dog with a DVD. If you aren’t a huge fan of planning but can do it when you see a good reason, you should do fine too.

DVD or Class?

Is it better to use a DVD or to take your dog to a class? This depends on the circumstances. How close is the nearest dog training class, and are its hours and price a good fit for you? Even more important is the approach that the trainer takes. New information has been making its way into the world of dog training over the past couple of decades, but not every trainer has yet crossed over to using the pain-free positive methods that are the most effective.

If you do succeed in finding a good dog training class, go for it! The regular habit of training at the class and doing homework will stand you and the dog in good stead. But don’t rule out using a DVD as well. Dogs really do have fun learning, once they get the taste for it, and there is no limit to the fun you can have with your dog through training!

What DVD to Use in Training Your Dog?

The best DVD that I have seen on the topic is Train Your Dog: The Positive, Gentle Method, featuring experienced trainers Nicole Wilde and Laura Bourhenne. It’s inexpensive yet has everything you need for a great start for your dog.

Discount Air Tickets - Do They Exist

May 25, 2008 · Filed Under Travel and Leisure · Comment

You will probably feel a bit exhausted after working for the whole year. As a result, you may want to plan for a vacation. However, one thing you may consider is that vacations can be very expensive.

Taking the air tickets for example, an air ticket can be something very expensive. It can be as much as half of the expenses of your vacation. To this end, you may probably way to find some discount air tickets.

You can get some discount on your air fare if you can purchase something like five months before your vacation. To this end you will need to plan for your vacations in advance. At least you will need to decide on the destination a few months before your trip.

The air fare will be a lot more expensive if you are going to have your trip during peak season. However, sometimes you may not have the choice. For example, if you are planning to go with your daughter who is still in the school. You have to plan it for the summer vacation.

However, whenever you can arrange, you should not plan such a vacation. You will get discount on the air fare if you are not traveling during the peak season. In fact, other things such as the hotel rooms will also be more expensive during the peak season.

If possible, you should avoid direct flight if you want to get discount air tickets. In fact, even if it is not a discount ticket, the air fare will usually be lower if you can take a connecting flight. However, one drawback of connecting flight is that you may need to take longer time to arrive the destination. This may not be your choice if you can only afford a vacation of seven days only.

You may also be able to find discount air tickets online. You can search on the web before you make the final decisions. Usually you can find the best deal on the internet.

Your vacation can be more luxurious if you can get discount air tickets. This is because you can spend the money saved on other parts of your vacation. As a result, it is always wise to search for the best deal.

How to Create an Online Residual Income

May 25, 2008 · Filed Under Home Based Business · Comment
by joe cotroneo

Do you understand the idea of “residual income?” Today, many people are used to being paid through a linear form of income, where direct compensation is rewarded once for the time spent on the job or for your performance overall.

Linear income is defined as getting paid by the hour or receiving a salary. However, residual income takes place when small payments are received over a longer period of time after the primary work effort has already been put forth. An example of residual income is seen when creative workers collect royalties for the work they have accomplished.

Residual income is the additional money that you continue to get month after month and year after year. It is not expected for you to perform any form upkeep or any other service to continue to receive the payments. It will not make you rich, unless of course you have spent time building a rather large network of opportunities that pay residual income.

There are plenty of approaches towards making an online residual income. Some individuals have published creative pieces using online publishers, where they earn a small percentage of the cover price each time someone buys the product.

Other people generate self-help and educational ebooks and create a sales plan of action. The product is ready the marketing put into place and no other work needs to be done, so any payment that now comes in is residual income.

Membership programs are another way of creating residual income. There are a variety of different forms of membership programs. One is where you urge others to try or use the program that they pay a monthly fee for, you receive a commission off of the fee that they pay which is residual income. Some membership programs are where you have a people that work in a particular field join in order to have their services listed. These members then make purchases of products you have listed in the membership area, which gives you another form of residual income. This will not make you rich, however it will afford you some extra spending cash.

Internet marketing service providers such as Web Space and Helpful Tools frequently ask for assistance in marketing their services. So if you sell their product to a customer, and that customer continues with the service beyond the original sale, then you will be earning a commission from the original sale and residual income for each month they continue service.

There are numerous ways of creating residual income using the Internet and a multitude of affiliate programs to help you to this end. Learn more by doing online research, you can gain knowledge and insight of the opportunities available by reading articles, blogs and marketing sites. Online residual income is a good way of creating an additional income that can provide you with the extra that you need.

Acne Treatment - Does It Work ?

May 25, 2008 · Filed Under Health and Fitness · Comment
by Daniel R Hillman

There are millions of people around the world who suffer with acne ; but this is a skin condition that can be treated. Research into the causes, and possible treatments, for the condition is ongoing; recent medical advancements are, in fact, proving to be very effective in treating this condition.

Many skin care products are used as a measure to prevent acne; these include cleansers, make-up removers and other similar products that can help prevent the condition. Many people use products similar to this every day as part of their skin care regime; in many instances the user has never had a skin condition to worry about. There are acne skin care products that are more specialized in there approach; they work by limiting the production of sebum/oil and prevent clogging of skin pores. Excess oil needs to be stopped from clogging the pores as this oil make it easier for bacteria to grow, exacerbating the condition.

Exfoliation skin peels have proved quite effective as a skin care treatment and at controlling the problem; these can be bought easily over the counter or on the internet. The peels clean the skin by removing all surface pollution and dead skin cells which can block the pores. Many other acne skin care products have become available over the counter and on the internet; they don’t usually require a prescription. These formulations contain the chemical benzoyl peroxide and the naturally occurring salicylic acid; these include creams, cleansers and peels that slow down acne formation.

Generally it is best to start using this type of product with only a small amount of benzoyl peroxide (less than 5.5 percent is recommended), just to see how the skin reacts; a safer alternative to benzoyl peroxide is anything containing alpha hydroxy acid. Because we all have different types of skin, more than one type of acne skin care product may need to be tried; if nothing you use is effective then speak to your dermatologist for advice. On-prescription treatments are prescribed by a dermatologist and can include ointments that can be applied on the affected area or oral antibiotics or just any topical ointment.

Your dermatologist may suggest a minor surgical procedure to remove the contents of pustules; this is not something you should ever attempt yourself. Your doctor may even suggest a course of hormone therapy as a skin care treatment; studies show that hormone based skin care treatments often prove effective. Tackling this skin condition is not the problem it once was and if treated properly permanently marked skin does not have to happen.

Guru’s Guide to Play the iPod on Computer (and other iPod tricks)

May 25, 2008 · Filed Under Arts and Entertainment · Comment
by Lydia Vaughn

Ever have your iPod charging on a computer that didn’t have any music on it? You probably wish you could play your iPod on the computer speakers don’t you? Well guess what, you can. Read on for quick tips to have you rocking like an iPod guru.

Ready? Play the iPod through Computer Speakers: This sounds more complicated than it is. If you start getting confusued when you read it go to my website (link’s at bottom of this article) and look and the pictures I’ve made. You’ll be fine, I promise. In iTunes, select your iPod from left-hand side of the screen. Choose the “Summary” tab in the center of iTunes and click on the “Manually manage music and videos” checkbox. You’re ready to go: just choose a song or play list from the left-hand list for your iPod and hit the iTunes play button. Still confused? Remember, I have pictures on my website to help you out.

Turn Your Nano into an Alarm Clock: Remember the last time you were in a hotel and HAD to be up at a certain time? How many times did you wake up and stare at the ceiling, worrying you wouldn’t wake up? No more. I use my iPod nano for an alarm clock. Here’s how.

Use your click wheel to select Extras > Clock > Alarm Clock. Toggle Alarm to On if it isn’t already. Set the time by choosing Time and scrolling the click wheel until you see the time you want. Use the Repeat menu to decide how often you want the alarm to go off (daily, weekly, weekdays, every year, etc). Choose your alarm sound by clicking Sound and choosing either Beep or one of your play lists. With a Beep, you get a loud sound played only on the iPod’s internal speakers. Playlist alarms will go through the head phones or external speakers. You can also assign the alarm to a label (like Appointment, Dinner, and so forth) by using the Label section. That’s it! Your alarm is set up and ready to go.

Fall Asleep to Music: Now that you’ve figured out how to wake up, let’s talk about falling to sleep with sound. I like soft music in the background, but don’t want it playing all night. Use the iPod sleep timer (also in the Extras section) to set an automatic shutoff. I set mine to play for 60 minutes. This obviously works best if you have a set of speakers in your room. I’ve reviewed iPod speakers on my website.

Bump up the Volume: Wish you could rock out a little louder? Check out the Volume Limit option on the Settings menu. Use this option to dial your iPod’s maximum volume up or down. You can also adjust the sound style from the EQ (equalizer) menu.
